"Have you ever..."

Hi All

Once again, back with a silly question...

In attempting a mortgage application with the Post Office, the following questions arise "Have you ever had a court judgement or default made against you?" and "Have you ever made arrangements with creditors?"

To which the answer in my case is "Yes"... However, these were more than 6 years ago, and so no-longer appear on my credit file (aside from the default, that will drop off in a month or so - before we actually get around to fully completing the application).

Do I need to answer "Yes" to these questions - as this is indeed true - or does the 6-year limit apply, and can I answer No?

    Does the question ask: In the last 6 years have you had.....?

    Or does it ask: Have you ever had.....?

    I guess I'll see what happens then. Do other mortgage providers specify 6 years?

    I'm afraid I am not about to go through every lenders application forms to check the wording, I have just checked the first one I had to hand, it also asked, have you ever.

    I would just declare it and respond to any questions they may have.

    If you are declined then go and see a broker, I dont think you will have a problem from what you have posted, but if you are asked a question like that you must answer honestly and to the best of your knowledge.

    That was my thinking... But I just wanted to check I wasn't making a rod for my own back, when the rest of the world (brokers included) would just go "Oh, you only need to mention anything less than 6yrs old".

    Any decent broker will be able to place your case even with the knowledge of your history. It really is very minor due to the length of time you have waited since it happened.

    I would hope that even the Post Office wont blatt an eyelid

    I would obtain my credit file, and see what the Lender will see when they check. In this climate things are hard enough
  • I declared ccjs that were over ten years old and totally cleared. They turned me down.
    Two other lenders have given me a mortgage with no problems.
    My suggestion, use a Mortgage Broker...
    Was a 40 a day smoker for 20 years.
    Decided to give up, and haven't had a fag for 12 years.
    Halfway through losing six stone.

    Looking forward to early retirement.
