advice on porting mortgage

I have seen a property i really like, however need some advise on moving things forward. I currently own a house worth around 140-145k i paid 128k with a 14k deposit, i have 112.5k outstanding on my mortgage and i have seen a flat i like on for 139k, and what i need to know is if i could sell my house "quickly" i.e take 135k and get the flat say for 135k also would i need to pay any fees extra deposit etc etc to my lender HSBC?
By the way i realise i would need to pay solicitors fees etc, my mortgage is also portable i just do not really understand how it all works.
