  • Thanks orangina, I based it on £115k, as that is what it is valued at. If it went on the open market, I'm suggesting it would go for £85k in the current climate.

    BTL may be the best option to fund a decent deposit, so I'll need to look at the options.

    Make sure to look at all lending criteria for both mortgages (if you decide to go ahead) as you can easily fall outside of criteria on either one.

    Was that the probate valuation,

    Was there any IHT to pay on the estate, if there was I would be looking for a revaluation to something more realistic.

    If no IHT you want as high a values as you can get to avoid future CGT without the district valuer getting susspisions
