A good Mortgage deal!

Hi,
I am looking to source a mortgage to buy a 40% (88,000) share of a 220K property with a 5% deposit.
I would like a good fixed rate, for 2 or 3 years with as little cost involved as possible. Any suggestions?
Also should I use a broker?
I am going to have to spend every penny I own to buy this property, but there are all these extra costs to think about.
Solictors are the worst, charging for things like file storage! Anyone considering a SO property, make sure you go with someone who has a lot of experience with SO properties. I called one recommended by a colleague of mine and they seemed quite good. Also informed me that because its a new build, the HA maye have had surveys done and so may not be necessary for me to get done and so I can save on those fees. I am quite inclined to go with them I think!

Remember stamp duty - even though your share is below threshold - land registry have changed this for SO properties0
