Good mortgage broker near Cambridge/Peterborough?

Hello
Does anyone know a good broker around Cambridge/Pboro please?
I am looking to buy next year and need to know how much I can borrow. I've done a quick look at banking websites and most say about 4 times salary, which would be £64k.
I work for the MOD (so fairly secure job !), earn £16k and have a £60k deposit (due to selling in 2007 and renting since).
Also I would be taking in a lodger, does anyone know if a mortgage company would take this income into account, so I could get a larger loan.
All advice welcome!
