    To be fair, the site has grown exponentially since 2005. Given the transient nature of t'internet, I doubt that there are that many posters, bear or otherwise, that were posting then.
    Please stay safe in the sun and learn the A-E of melanoma: A = asymmetry, B = irregular borders, C= different colours, D= diameter, larger than 6mm, E = evolving, is your mole changing? Most moles are not cancerous, any doubts, please check next time you visit your GP.

  • Fantastic thread. Now the people who have been paying off their landlords mortgages for years and years can be named and shamed.
    Why not go over to HPC and post there, you could mock far more of them directly.

    Bear since 2005.

    If prices dont fall significantly in 2011, they simply wont fall again during this cycle. I would be expecting to see monthly falls of 1%, exacerbated during the "spring bounce". If by June, prices are not 4%+ down on today's prices, as a Bear, I would be throwing in the towel.

    Fairly convinced we are going to see another 20% correction in prices however and we are at the start of that crash.

    I do recall that you joined GHPC in november 2007 to tell us all how house prices wouldn't crash.

    The thing is they probably are on there 5th or 6th username (surely you mean 25th :eek:) by now.

      When I started posting on here I used to get into long fruitless conversations explaining why HPI couldn't remain higher than GDP growth indefinitely, let alone at 30% pa, because at some point it would take everything the country made in a year to buy a house.

      That was the flaw in Fergus Wilsons argument that House Prices would carry on doubling every 7 years (they were even going to set up the Judith Wilson Property bond with that avowed aim).

      A £200,000 house in Ashford would be worth £1.6 Million in 21 years.

      That is never going to happen without Weimaresque type inflation.
