    Thanks for your kind words. I was just this thinking through this some more and even if I did decide to stick with overpaying the cheap BMR until the first interest rate rise and then fix I could end up little better off. Most of the mortages on the market these days want an upfront arrangement fee of £1000-2000 which invariably gets slapped onto the capital and, I am sure in my case, that alone would wipe out the overpayments made over previous 6 months if indeed the first rate adjustment comes in the 3rd Quarter. The First Direct deal has only a £99 setup fee which is another incentive to go for it
