Debate House Prices

    well done OP, saving a 33% deposit is not something that happens by luck.

    doesnt matter if house prices fall 30%, the deposit will still be needed in 'real value terms'

    If you can't save your 30k or whatever you need for a 85% deal now, you will still need a 30k deposit on the same cheaper house following huge falls.

    150k property falls 33.3% over the next year... its now worth 100k, the 30k deposit is now a minimum as the lowest they will go following a year or 33.3% falls is 70% LTV.

    its all relative, as a HPC wont magic many people the property they expect. Ie, a 100k 3 bed semi with garage and nice neighbours, in a nice area, with only a 10k deposit following 33.3% falls. You will not get any 90% deals for a long time following that.

    The answer to all their problems lies at home...

    SAVE YOUR DEPOSIT AS FAST AS YOU CAN TO TAKE ADVANTAGE OF MARKET CONDITIONS.

    Debt wont buy you anything on its own, however having cash on side will improve your prospects of obtaining finance remarkably!

    1) Get most competitive Lifetime Mortgage (Done)
    2) Make healthy savings, spend wisely (Doing)
    3) Ensure healthy pension fund - (Doing)
    4) Ensure house is nice, suitable, safe, and located - (Done)
    5) Keep everyone happy, healthy and entertained (Done, Doing, Going to do)

    if you're situations make you need to buy a house, then buy it.

    if you don't need to buy yet, don't buy it, rent and try and find your bargain that you're looking for.

    but if house prices do rise in the next 5 years, you'll only have yourself to blame for not making the decision.

    this same thing happens before and will happen again and again.

    I think its great fun in here and keeps me amused while I pursue my more serious financial goals of increasing the value of my pension and investments via info on those boards and reducing my mortgage on the MFW board. This board is just an online version of "Its a knockout". I expect to see Stuart Hall at any moment! :)

    I am neither bear or bull, I do see a downward trend to which I would guess will continue but to actually guess whats next is past me, but I do question the morals of the ups (when people celebrate more people being priced out).

    With that I have have had many personal attacks in recent times (with things nothing to do with the topic at hand) because certain members don't agree with my opinions. I will admit I am guilty to then defending myself and in course feeding said troll, so I am sorry for that and I won't do it again.

    Likewise I would urge anybody who sees personally attacks on anybody else to click the abuse button, if we all report what we see I am sure certain memebers will soon stop such attacks or be banned, hence making the forum a nicer place.
