Any tips for attaining a favourable valuation?

I am currently going through applying for a new mortgage through my Adviser. They has formerly accepted my application, subject to valuation.

The valuation will be carried out next week and I really need it to be high enough, so I fall into the 75% LTV bracket.

Are there any tips of things I can do to help me attain this? I know that the place should be clean and tidy. I also planned doing some touch up painting over the next few days anyway, but is there anything else?

I am aware that these things might not do much to influence the valuers, but I'm willing to try as much as I can to help things along.....;)

    Seek divine intervention. Little else you can do to have a material influence.

    All the usual things - fresh flowers, smell of freshly ground coffee, lights on to make the place look cheery, heating on to make the place warm. All rooms presented well, clean and tidy.

    Welcoming cup of coffee with choccy biccies, flutter your eyelashes, talk about what an interesting job it is to be a valuer......

    Ask him for his card as you've got a friend who is looking for someone to do a full structural survey on a house nearby.
  • The valuation may only be a drive-by, so doing anything to the interior may be a waste of time.
    "You were only supposed to blow the bl**dy doors off!!"

    Find out what other people are offering in a comparable property close by.
    And cross your fingers it's 10-20k above where you want the valuation.

    We recently changed mortgage lenders too and had to have our valuation done, but on application "the computer" said no valuation would be required, we were half way through a diy project of replacing our kitchen ceiling, didnt give it a thought when we applied for a new mortgage. Got a call from the mortgage company saying a valuation was required and a surveyor would arrange to call in the next couple of days ..... we had no kitchen ceiling! Just joists on view ...... it did worry me that it may affect the valuation as we were mid project, the surveyor said he would have to note that the joists were on view, but how much effect it had on the valuation i dont know, valuation came back ok and the mortgage was agreed and completed.

    The surveyor did ask me how we reached our own valuation and i quoted actual sold prices of a couple of neighbours houses within the last six months.

    Not sure what im trying to say, but dont think spending a tenner on a bunch of flowers is going to swing it, its valued at what the valuer whats to value it at and what others houses similar houses have sold at recently!
