giving tenant notice and HB claim

Hi all, my tenant is soon to be in 8 weeks arrears and is getting HB but am not seeing a penny. I want to serve him his notice on the 18th but am looking to get the local council to pay me direct. Once they start paying me direct if they ok it can the tenant cancel this? He's not working at the minute but obviously if he gets a fulltime job say he will then have to cancel it anyway. Am just trying to keep him on side whilst giving him his s21. Thanks

You could also serve an S8, too, when the appropriate arrears are in place for it to be considered a mandatory ground for possession, as a belt and braces approach.0

Write to the council, an email will do, stating that he has fallen 8 weeks in arrears and it will come directly to you. He can not change this unless he can prove he is not in arrears which he can,t do so once you start to receive it , it will continue to be paid directly to you until he pays the arrears or leaves.0

with the rent being directly paid to you, you may want to reconsider whether you want him out.
