Questions to ask when viewing a house

Me and my fella are going to look at a house this weekend, this will be the first weve seen, and in estate agent terms it needs 'modernisation'.

Can anyone suggest which questions would be good to ask?

We are a bit nervous about the whole process!!

Off the top of my head...

When was the house built?
Which Council Tax band is it in?
Is it leasehold or freehold?
Which way does it face (where does it get the sun?)
How old is the central heating system?
How old is the wiring?
What type of glazing are the windows?
Does it have cavity wall insulation?
What are the neighbours like?
Which fixtures and fittings and appliances are included in the sale?
Are the vendors in a chain?

Is the phoneline with BT?
Is there a water meter?
How quickly are they looking to move - especially around now, do they want to wait until after Christmas?
