Not an ideal solution, but might be worth considering asking LL if you can stay on as lodgers. The rent in his hands is tax free if below £4250.
I couldn't see that working out very well. How would you feel if you had a home, with your furniture etc and someone else moved in who actually owned it and you still had to pay him rent.

thanks again everyone for all tips and advice - going down the council next week when I have a day off and see what they say .... dont think living with LL would be good (could work for some tho) as we are a family of 4 (2 big hairy teenagers) and hairy dog and the landlords are retired - think we may put them in an early grave LOL
