    If the let is legit and the rent covers the interest sufficiently then you should find another loan based on salary.

    The 90%(ish) LTV might be the issue especialy getting a good rate.

    If you are renting to a dependant relative then it doesnt usually have to be on BTL or anything. Most lenders will use the rental income to offset the mortgage cost so it will be as if you dont have another mortgage.
