Your circumstances are better than many, you earn a fairly decent salary and low outgoings living at home and a reasonable deposit.
I think where you are going wrong is to expect to jump onto the property ladder too high. If its just you, a one or two bedroom flat would suffice, a ground floor flat may even come with your own garden.
Most people's first property purchase is all about compromise.0
