Esurv are coming - OH JOY!!!!

Following a remortgage application last night with ING this morning I had a call from Esurv to carry out a valuation. Their usual rude customer services stating when I need to be here not asking when could I be available
Is there really any point them coming out they are a complete waste of time. They under valued my last property by £50k, how do I know - because a further two applications and different surveyors confirmed that they were wrong.
Is is the same guy who is coming and he blatantly lied to me last time he carried out a valuation and is a complete and utter ***********.
Why do these companies of a reputable status use such a shoddy valuation company?

Speak to ING if you have issues with their nominated surveyor. Ranting on a forum won't help much........0

I agree. People's expectations compared to Esurv are way off. Also, people always believe that house seller surveys are soooooo accurate.
Esurv if they are carrying out just a market valuation will sometimes undervalue to property. This will be based on what has been sold recently.Motto: 'If you don't ask, you don't get!!'
Remember to say thank you to people who help you out!

You may see it as a rant I see it as making people aware through REAL experience. Companies like ING / Barclays / Coventry plus probably a lot more I am unaware of use Esurv for one reason only - They are CHEAP.
You get what you pay for and a drive by or a 2 minute wander round the house (usually without taking their dirty shoes off) shows extememly poor customer service. They are unlikely to be aware of the local market and pull comparisons from irrelevant areas.
They will not give you a number, they treat everything secretly because of the backlash they receive, they are under strict instructions to undervalue if it's not within 5%. I had this conversation with the Esurv surveyor after he lied to me, I only wish I taped the conversation. I will do next time.0 -
Clients own and Estate Agents valuations are often way off the mark.
The only person who could potentially need to stand up in court and defend their valuation of a property is the surveyor acting for the lender.
Valuers can only value based on recent sales, and unfortunately there have not been too many of those lately.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. The valuation I submitted last time was on the advice of a friend who works for another national surveying company, I asked for his help as he had access to rightmove plus and I wanted a non overvalued opinion or to use estate agents values because this is not accurate.
Esurv came a long and it stated £50k less, I put in another application with RBS, it went to panel and they surveyor agreed with my valuation which I had been advised on.
This isn't just about the valuations they provide but their extremely poor customer service and factory run operation for surveying at the same time as overly protecting themselves.0 -
If you don't like them, refuse to deal with lenders that use their services. Up to you really.0

On the assumption that the property will be undervalued:

Not surprising really.......... From another post you made today. If you treat the rules with disregard , expect to be treated likewise. At the point of signing the offer the information was correct - just leave it and carry on.0 -
It's a shame common sense doesn't fit within TCF.0
