No NHBC or structural warranty - Help

We self built our house two years ago and got an architects certificate at the time to get our self build mortgage, we are now at the end of our deal and want to fix in case interest rates rise, the problem is, i've tried first direct and hsbc and neither will give us a mortgage because we dont have a structural warranty or an nhbc certificate - can anyone tell me if we can get one of these in retrospect or if there are any lenders that don't ask for them??

    First Direct is part of HSBC. So policy may be similar with regards to self builds.

    Believe you mean mean an NHBC certificate which you wouldn't have obtained as a self build.

    Some lenders will accept an Architects Certificate.
    See if your prospective lender would accept an indemnity policy at completion.

    Hi Do you know which lenders will accepts this?

    The problem is the House has been built for 2 years, we are just remortgaging so I don't think we can get an indemnity policy now, can we?

    Indemnity policies can be had retrospectively but not a good idea to ask before you get one. Best to get indemnity first and then ask !

    Hi, no my current lender is charging and extra 1% and an extra £900 in fees, I will look for a few more mortage deal adn find out what they need and if be, i'll have to try and get an indemnity policy.

    Halifax policy certainly used to be to accept an architect's certificate for self-build.

    I have done one recently with Abbey. Solicitor organised an indemnity once the lender had seen the architects certificate.

    I self built in 2001/2 with a mortgage from NPBS and a completed architects certificate.

    When I re-mortgaged in 2006 with Britannia and wasn't asked for any certificate / indemnity policy.
