Thinking of getting a house with the gf but....

Hi all;
I currently own my own mortgaged house. My GF and I are thinking about moving in together and wondering if its possible to get a house together. The trouble is the GF is a student but works part-time casual, she has 10k savings but if i was to try and get a mortgage together would it go against us as she was not a full time contracted work?
Also what LTV mortagages are acceptable, as we have seen a new development which is in an ideal location but would struggle to get 75% LTV.
Also how do mortgage companies look at Loans when applying? As i have a car loan, was thining of selling the car, however nto sure if a really want to go back to a 2k banger.

I don't know anything about LTV and loans but in terms of your GF, are you trying to get a mortgage using her casual income or just want your GF on the mortgage?
If you want to get a joint mortgage but only take your income into consideration for the calculation there is no reason why your GF cannot go on the mortgage. My OH and I have a joint mortgage but we asked for any calculation of affordability to be based just on his salary as I was hoping to university and thus my income would a dive.
I don't see how a mortgage company can take your gf's casual earnings into account when looking at affordability but I may be wrong.0 -
