    Right i understand more now, gave London & Country a call for some free advise and they explained to me that if i totally re mortgage our first house we would easy get the 60k required to buy the second property.

    They mentioned the ING tracker. Does come with £945 in fee's........wonder if there any products out there with a lower fee
