Query re. increasing mortgage and affordability

Hi
We're coming to the end of our fixed term in the next few months and due to work issues we may want to move house around the time that the fixed term comes to an end.
As such I've started thinking about mortgages>
My query is:
Is our affordability be likely to be based on multiples of our salary and our outgoings.
Or will mortgage companies look at the fact we've been paying X a month on our mortgage for the last three years and therefore allow us to borrow an amount which means we'll continue paying that amount a month or less?
Or will both be taken into consideration?

First option only in terms of affordability - simple maths (other than your internal credit score component, bad score will reduce affordability, good score will permit max under standard formulas)Hi, we’ve had to remove your signature.
