Conveyancing: Contract and Land Registry plan

I have a question on conveyancing, sorry to be posting in Mortgages, but didnt know where else to post, hopefully i will be ok
I have received a contract from the solicitor (house purchase) with the attached Lan Registry plan. I am happy with the contract but as I was just about to sign it, I noticed that LR plan outlines the parking space incorrectly. I contacted solicitors and they have issued me with a new plan which outlines parking correctly, however the new plan was sent out separately. When I raised my concern that I dont want to sign the contract with incorrectly highlight parking space I was assured that the contract is really a separate agreement and I am happy with the plan that was sent out to me separately then I should just sign the contract without worrying whats on the attached plan. Does this sound ok to you guys? The papers are all attached together with the little triangle logo of the selling solicitors, i cant just detach the incorrect plan.... I am confused to say the least.
Another question, but this time is just me being super cautious. Coz its a repo house, when I send a bankers draft to the solicitors there is still a few days till the exchange of contracts date, and the sellers can still legally accept higher offers. If touch wood i am outbid just before the exchange date, what happens with the bankers draft, will it be returned to me? I am not just going to lose it am I?

I'm confused as to how they can send you two different plans. Are the property and parking space marked on the same plan with one title number at the top covering both? Surely there is only one official plan.
You can download the plan that is registered at land registry yourself. It costs £4 and is easily done on the land registry website.
I would download the land reg version and see what that one shows.
When you pass funds to your solicitor in readiness for exchange they will return the deposit / house purchase money to you if exchange does not go ahead.0 -
Thank you. One title number yes, its a black and white copy and the property is highlighted in red marker, so is the parking space, however on one plan it shows parking space where i assumed it should be (allocated with a house number, i saw it when visited property) and the other one highlights a different parking spot (actually a visitors space).
How does the property plan gets to solicitors? Do they request it from Land Registry or do they receive it from seller's solicitor's?

Hope someone who knows more may be able to offer further advice but in the meantime, I think the vendors solicitors supply the plan to your solicitors. Our solicitor was waiting for them to send it at one point but I downloaded it myself in the meantime because I couldn't wait.
It definitely sounds a bit odd. You could ask your solicitor to explain exactly how it came to be that you were sent two different versions of the plan and see if it sounds feasible.0 -

Click side link 'Find a propery' and enter the details. You will then be presented with what records they have for that property.
Haven't fully looked at the site you gave but looks like some other website offering the very helpful service of charging you twenty quid for something you can easily buy yourself for £4.
I'm surprised no-one else has been along to offer advice yet. Will you own the parking space or just have the right to use it? If you won't actually own it, then maybe it isn't shown on the land reg plan but it was drawn on for info (in the wrong place and then in the right place) by their solicitors?
In my purchase, I did get quite involved with land registry stuff but it wasn't related to a parking space so this could be quite different to what I have learned about this stuff so far.
Still recommend speaking to your solicitor as well though. I asked and asked until I got satisfactory answers to some points I felt I was being fobbed off about.0 -

I went there and typed a house number and a postcode and it gave me 2 search results, one for the house and one for the parking space, which one do I download? I thought it was going to be just one plan? Am i buying the house separately and not buying the parking space? im steaming0 -
Josievg, just went to that website and put a title number instead of an address and it again returned 2 searches, one being a house and one being a parking space. Thats a good sign right? im gonna download them both now0

argh, downloaded both of them, and on both of them there is the same info, i.e. they are duplicates, the problem is - they both highlight a house, a parking space under a house number AND some other space, which i am sure is a visitor space.... unless i am mistaken and this space is a pass by to a house.. im sure its not though0

I think you will need to ask your solicitor to clarify. Don't be fobbed off - no doubt you are paying them enough. Good luck. You could also try ringing the land registry and asking them to explain what the plan means. I got a really helpful woman when I called them in the middle of our boundary saga.0
