YBS 5yr fixed offset 3.79% - opinions?

Despite the product fee of about 1500 this seems an extremely good offer for a fix as the offset effectively allows unlimited overpayments.

Anyone know how is it is to get this one?
I think....

I love YBS and have an offset mortgage with them for the last 4 years and 11 months which finishes at xmas so then i am on a tracker still offset.
You need a 40% deposit and they might be tough on valuations ! but the customer service has been great and we have used the offset facility every day to save interest.
£1495 is a big fee so use "whatsthecost" to work out if the other deals ( with smaller fees) might be better for you as we dont know the size of your mortgage
