Nearly time to remortgage

Does anyone know if mortgage lenders require completion certificates if you have had building work done?

    Solicitors would confirm if necessary consents and certificates have been obtained as part of the completion process.

  • Thank you although I don't think I explained properly.

    Since we bought the house 2 years ago we have spent £20k. We replaced the bathroom, had a new boiler installed, replaced any rotting windows and had a small kitchen extension - this is what I am worried about as stupidly we did not get building regs (just been watching cowboy builders lol), while I am very pleased with the work and had a minimal snagging list, I am still no surveyor.

    We don't plan to sell the property any time soon but I do worry about when we need a new mortgage deal...

    Surveyor will probably note recent building work which the solicitor will need to check.

    Could be an issue if no building regs. Should also have FENSA certificates for new windows.

    You will need to fill in a questionnaire from the solicitors, which will ask about building work and window replacement.

    As your work has been less than 10 years ago you need building regs.

    Could be that the solicitor can put an indemnity in place but I would not like to say.
