    Okay, points taken. I suppose the viewing side of it is just an inconvenience. Not everyone is going to fall in love with my flat and make an offer on it on the spot. However, once an offer is made and things swing into action, it's that stage that I would like to protect myself a bit more, if possible.
    Everyone is entitled to my opinion!

    An AIP doesn't mean a whole lot either, it's not until the lender starts processing the application properly that things might crop up, and that might be after the survey is done. The 'things which might crop up' could be things that the buyer was deliberately trying to hide, but just because lenders are being so cagey at the moment that they will sometimes refuse to lend on the slightest issue which would have been ignored in 'better times'. It's just all part of the process I'm afraid

    Missile makes a good point. I actually much prefer looking round a property when the seller isn't around.
