Can you get a mortgage with a 5% deposit?

We spoke to Halifax today and they said we do need the 10% deposit, but also mentioned asking the seller if they would contribute 5% as apparently thats what alot are doing these days. So we shall do that tomorrow when we go to the viewing.
The house itself is supposed to be newly refurbished and looking at the photos we wouldn't have to do anything to it, only buy the large items such as fridge, settees etc as we dont own a home ourselves and of course the deposit. But then photos always look nice, so shall see what its really like tomorrow.
We also have my lovely parents who will help us if we love the house and all is well with the house and no major job need doing such as roof etc.0
