What are the chances of us getting a mortgage?

My partner and i have a joint GROSS income of 60K. Whilst i have an excellent credit rating my partner's is currently rated as FAIR although only a few points off good. On his credit record he has 3 loans which he defaulted on about 3 years ago - these were all settled earlier this year and this is clearly shown on his credit report. There has been no bankrupcy/CCC etc. He applied on-line for a credit card to try and boost his credit rating from santander and was refused - arghhhhh! How long do you think we would have to wait before trying to obtain a mortgage?

Looking at properties in the region of 200K - the mother in law has said she can lend us a deposit although we havent discussed figures yet as its all a bit tentative at the moment. It would be good to have a realistic figure in mind for a deposit? do you think 30K would do it?? PS - my partner is self employed
