separation and mortgage

Hi have recently separated from my husband, i want to sell him my half of the house for a nominal fee and get the deeds changed to his name. I also need to know can i claim housing benefit because i have to move out and rent something asap. I know i can claim HB eventually but can i now that i still have a mortgage in joint names with my husband. I dont work i'm on ESA and my daughter will be coming with me she is a student aged 20 and on DLA.
Sorry its a bit long winded i'm very new to this situation.
