Complicated Mortgage Situation

Hi all,
We are Sale Agreed to buy a house but have some complications which I'm worried will affect our chances of getting a mortgage.

We are Sale Agreed to buy a house but have some complications which I'm worried will affect our chances of getting a mortgage.
- We have a house rented out, getting £500 a month rent and paying £350 to the mortgage on it (£120,000). We lived here for 8 years previously.
- We've since been living in a mobile home for over 6 months both to save and for logistical reasons
- Target House is agreed at £250,000.
- We are looking for a second mortgage of £150,000 (we have savings of over £105,000 to make up the difference) = 60%
- Our affordability calculator comes out at £270,000 which on paper would cover both mortgages
- Zero other commitments or CC bills etc, good credit history
- The big complication is that because we were expecting a short stay in the caravan, we have just left our address as our old house which is now rented. Our mail is forwarded
