It doesn't work because BTL lenders require you to have a minimum earned income. £20k is about the ballpark figure.
Also as First Time Buyers you will not find anyone who will lend to you without having your own residential mortgage or property owned outright.
There are only a couple of BTL lenders that will deal with first time landlord applications even if they satisfy ALL the above points !
