Exactly how little will rents fall with the housing benefit changes?

I've said it before and I'll say it again. I don't care about the people who are being moved, I care about them being dumped somewhere by the LAs, as is being reported.
If people want to move out to zone 3, that's fine, let them. Heck, if they want to move to Luton, let them, it has some nice bits.
It is the reported implication that people will be dumped by their LA in other areas of the country that already have housing problems, school place shortages, NHS issues etc that is the issue. Moving your problem out of your LA into another is just cynical. Ask yourself the question: if you were living in Luton, Watford etc, and your local council was cutting funding for local services, you couldn't get your kids into the local school and so forth, how would you like another council to dump their housing problem on your council? Please stay safe in the sun and learn the A-E of melanoma: A = asymmetry, B = irregular borders, C= different colours, D= diameter, larger than 6mm, E = evolving, is your mole changing? not good at all but it's the side effect of people wanting the Housing Benefit issue being "resolved".vivatifosi wrote: »I've said it before and I'll say it again. I don't care about the people who are being moved, I care about them being dumped somewhere by the LAs, as is being reported.

the Tories are efficient in what they do when they govern, the 'human' or even social factor isn't part of their agenda. they have very little interest in the real people of the country.
as for rents falling they may but it will increase demand in others.
but... when it comes to an issue; people don't realise that xx amount of ££ is being removed from the rental market0 -

Until people riot.
Hence they haven't cut child benefit now.
I'm not cynical I'm realistic

Looking at that London difference between 4-beds and 5-beds (£1000/week -v- £2000/week), they should also say a maximum of 4 bedrooms for LHA.
Edit: I only just realised - they ARE capping it at 4 beds.
I guess I overlooked that nugget as I live nowhere near London and will never need/have a 4 or 4+ bed house in Toffland.0 -
Most people who will be affected will know absolutely nothing about this whatsoever. They'll know there's been an election, although they might not be sure what happened. They won't know anything about this stuff at all - and show them the numbers they won't understand it.
So there'll be people surprised when it's done to them - they won't be sitting in now poring over charts and budgetting to see if they can cut back, or looking to move themselves.
They'll be sitting there watching Jeremy Kyle, while flicking through Heat magazine - and there'll just be a knock at the door. They'll put down their fag and Stella and answer it, wondering if it's Jehovah's Witnesses.0 -

A little too sweeping in generalisation's for my tastes.
However, I do agree there will be a lot of people out there just won't be aware of this change. It all seems so stupid it makes me want to give up.
But why should I give up, when it all seems so stupid ?0 -
I mistakenly quoted your post rather than silvercars quoting the fall in rental prices for different types of properties. I understand the concern regarding large numbers of people beind 'dumped' in other LAs, but my point was I didn't not really see why this should happen. There is property available within the M25 which comfortably fits within the revised price brackets. I see no reason why the taxpayer should be paying people to living in luxury property or property in the very most desirable areas which are beyond the reach of about 95% or working londonersvivatifosi wrote: »I've said it before and I'll say it again. Thanks for the clarification madeup, I don't think our opinions are that far apart and I agree that it isn't fair that working people are commuting because people who aren't working are living in the houses that they may otherwise be able to rent. I'm just very annoyed that there is no joined-up thinking by the government. If people are being moved from one area to another, recalc the funding formulae so that the school place funds, extra NHS deprivation funding etc, transfers automatically with them rather than making local people suffer while the funding catches up. This will also then have the effect of making it less beneficial for the LA to dump its homeless. Please stay safe in the sun and learn the A-E of melanoma: A = asymmetry, B = irregular borders, C= different colours, D= diameter, larger than 6mm, E = evolving, is your mole changing? The Central London Housing Allowance is predicted to take a huge hit.
_____1 ROOM _1 BED __2 BED _3 BED ___4 BED ___ 5 BED
From £140.94 £350.00 £500.00 £750.00 £1,000.00 £2,000.00
To __£137.50 £250.00 £290.00 £340.00 _ £400.00 __£400.00
Helps explain why London's local authorites have been reserving rentals in cheaper areas.
What many are forgetting is that total benefits are going to be capped at £500 per week.
So those that are thinking housing benefit will go down to £400wk will only leave them a reduced £100 of other benefits to pay council tax and live on.
If this family moved far from London into a say £250 wk rent and council tax then they would be able to keep most of their other benefits for themselves.
So once again Hamish does not understand whats going on and he blindly believes what he reads.
Hamish do you understand this £500 total benefits cap? Do you still think rents will not fall that much in London?0 -

It still impacts a tiny number of people. A few tens of thousands out of 60,000,000 people in the UK.
It will be meaningless in 99% of the country.“The great enemy of the truth is very often not the lie – deliberate, contrived, and dishonest – but the myth, persistent, persuasive, and unrealistic.
Belief in myths allows the comfort of opinion without the discomfort of thought.”
