claiming money back

My self and my boyfriend recently pulled out on signing for a property after finding out that half of the land in the garden did not legally belong to the property however they had an indemnity policy on it.
There was no mention of this in the brochure from the estate agents.
We have lost £600 in solicitor and mortgage fees. We would not have considered this property had we known about the land.
Is there any way we could claim this lost money back? The estate agent says it is nothing to do with them.

Read the sales schedule, you will find that the solicitors disclaim liability as they have told you.0
