Self Employed - Mortgage Broker ruined application?

Hi All,

I'm self employed and have found that not many lenders deal with self employed people with less than 3 years accounts.

The house is a new build and as such the builders recommended the New Homes Mortgage Helpline.

They seemed brilliant, very helpful, came and visited me and got all the required details.

Our first application failed, despite them charging their application fee of £99 and then a £395 valuation fee (which they claim the lender took).

I believe they instructed the valuation rather than the lender, however it's rather difficult to prove.

In the meantime, they have now asked for a further booking fee and another valuation fee to try another lender. However, on requesting a copy of the application form, before it's sent, I've realised there are so many mistakes.

I'm not talking 1 mistake, I mean several: Mobile number incorrect (too few digits), number of years the property is leasehold for, deposit amount, property address, builders reception phone number and various spelling/grammatical mistakes.

I'm absolutely furious and rather unsure what is best to do. Should I write a letter of complaint to them, or just explain the issues and carry on. They seem to think the new lender will accept the application very quickly as I fit their criteria very well. But should I really put up with these mistakes?

  • If they are making mistakes and you're unsure what you're paying for then I'd just ask them who the lender is and then go direct to them myself. Mortgage application forms aren't particularly complicated if you do them carefully.

    Being self employed - you will find different lenders have different requirements on number of years accounts needed.

    What will cause problems also, is the fact it is a newbuild, and so you will need to find a lender that will agree a mortgage for this.

    If you are not happy, then run the scenario past another good broker and get a second opinion.

    You might be surprised at what they find, and the fact they can complete an application form properly!

    It is usually recommended that you avoid using estate agent brokers (except independent agents) and builder's own brokers. They tend to have a pretty poor reputation.

  • Based on the amount of errors that my have contributed to your failed application, I would insistant on some refund of the fees you paid.
