Moving house - options !!

I have my house up for sale but it's not selling. I have seen a house - chain free - which i know will be sold soon and I want it. Is there anyway I could let me house (not that I know what is involved) and use the capital from it to get the same amount of mortgage as if I sold the house? Any other options open to me?
