Hsbc 90% ltv

Hello all,
HSBC seem to offer the best 90% LTV mortgages (both the tracker and 2 year fixed) available and by miles. The product fee also seems really low (£99). Is there a catch?
e.g.
hidden costs?
are HSBC any worse than you're average mortgage lender in the way they treat customers?
more generally, is the deal as good as it seems?
The interest rate is 5.09% for 2 year fixed and 4.19% for 2 year tracker.

the catch is they are very choosy about who they accept. If you have any dodgy history, you will be declined.0

No catch apart from, as Tricky said, they’re very particular in who they lend to.
I think you have to be exceptionally squeaky clean financially, plus (possibly) hold an HSBC account to be offered one.
We (myself and my girlfriend) ended up going with the Co-Operative in the end. They’ve got a cracking 2 year 90% LTV product at the moment and are slightly more lenient in their lending than HSBC.0
