Mortgage to buy building plot

Hi there, wondering if someone can help us - currently have been trying to get on the property market, have a mortgage promise etc for when the right house comes along.
Have planning application for a house on my parent's land but this has not to date been successful.
We have now seen a site (with full planning permission) which we would be interested in buying, the only problem being that we can't seem to find a lender for this.
As I am a builder I would be doing all work myself so really at this stage we would only want to get a mortgage for the land itself, then would get the usual 'self build' mortgage after.
I have looked on the internet and see that at some stage such mortgages were available to purchase building site THEN get money in stages, however my bank now tells me that they no longer offer this - does anyone know how we could go about this or if it is even possible????

Land would usually need to be owned outright first.

May be a possibility with a niche lender but would be very expensive and require a large deposit.
