Bad credit mortgages

Hi there
I am looking for some advise, i have a poor credit rating and i am trying to find a mortgage. The property value is £115000 and i can pay 15%-20% deposit, i currently have no debt as it was all cleared in full last december.

My annual salary is 26,300-32,000+ (with bonuses) and my partners is 17,200 she has a good credit rating.

I am currently renting and have been at this property for 9 years i have 1 dependant at 5 months.

I realise i will have to pay higher rates etc but would be very gratefull if someone has some good advise on this.

thanks Gordon:money:

  • Go see a 'whole of market' mortgage broker, they can see what is available to you. However in current times it's quite likely that with bad credit you won't get a mortgage.
  • Hi there Mr Burch
Yes it's defaults/ccjs I have, I consolidated my debt I had at time and the 3 things I had have defaults all 3 are due to come off my record as of late next year. All my debt is paid back in full now and I have seen the property I hope to get.

Should most of the mortgages advisors have good knowledge of the bad credit mortgage field or do I need to speek to certain advisors?

    Thanks again Gordon

What is the bad credit exactly? When did it occur? How much was it for?

Have you got up to date copies of your credit files? Make sure there are no mistakes on there.

    Are the debts satisfied?
