  • i am about to embark on the council tax rebanding journey. i have checked my banding and as far as i am concerned it should have been band a not band b. ALL of the properties in my street are banded the same. however, they consist of 2bed link villas, 3bed link villas, 3bed semi detached and 2bed semi detached bungalows. surely they shouldn't have all been the same band? anyone come across this before?

    Checked my banding by Sevenoaks D.C. and seems correct band C for a 3 bed terrace house in our area £1130. However, in our village we have constantly ask the council to reassess our banding because we pay Village association fees and Residental association fees which cover local roads, footpaths, Lighting repairs and other local facilities. which is almost half the council tax again £ 500, these are things which under normal circumstances they would cover, needless to say they refuse to listen :mad:

    i live in a house that was built in 2001. it is band E. i have lived in it since it was built

    i have checked other similar houses in the road and they are bands
    1 X C, 6 x D, and 1 x E

    the only house that i can see that has been sold that is similar, is one that sold for 175k in 2000 ( currently band D ). this works out when backdated to band E.

    considering the vast majority of similar houses are band D, do I have a case for lowering do you think?

    The banding is based on the value at the time of band being set, additional fees that you may have no effect on this. If you still believe your band is wrong, you need to the local Valuations Office, not the council.
    I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.

    I applied to VOA for reassessment as adjoining identical house is band C and we are band D. Another house again identical 2/3 doors along also band C.
    Also much larger 4 bed houses with garages (we don't have one) in next road are band D same as our small house.

    VOA say the 1991 sales evidence shows our band to be correct and 'they have considered the 1991 sales evidence and they will not be altering our band'.
    (We looked at 1991 house sale prices archived at the library and these showed mid band C)

    Also they say they will be investigating the identical houses at band C.

    They do not refer to any further correspondence or us going to a tribunal so what do we do now?

    Can anyone advise please and guide us through the next stage if there is one.

    Ever since Martin put this subject on the site I've tried and tried and even today I cannot get the VOA site to accept a Postcode, it just keeps telling me it doesn't exist. Any ideas as i'm definately using the right code?

    If you're talking about the first page of the VOA site. Scroll down and find the local authority and then you should go to the next page and be able to put in the address. Don't bother putting in the post code.

  • my house did not exist in 1991!
    does this matter for using this system or is the banding based on the house value when built? my house was built in 1999
