  • 222,000... Original owner paid 184,000 before they did the extension and redecorated (new boiler electrics etc)

    Band C doesn't sound too unreasonable for a house costing £222,000. Where I live house prices have quadrupled since 1991, so your purchase price would indicate lower part of Band C. But it is worth querying or even appealing, my suspicions are that Band A was too low.

    Does anyone know how the carers excemption work if you're caring for your own child, in your own home, but they are over 18?

    Does any know if that qualifies for a reduction, or not?

    It can do - as long as you meet all of the other required criteria for a council tax disregard/discount.
    I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.
  • Hi everyone,

    We live on a private estate which was part converted with additional properties added in 2000. I am currently in dispute with the council over the banding of my property which is 2 bands higher than similar properties in the general area (outside of our estate). I spoke with the VOA who are reviewing my banding at present and one of their arguments for the higher band is that we live on a private estate. I'm not sure that this is a fair argument as whilst we have access to an original big, beautiful garden (which is 'public' in that no resident is an owner and which we have to pay hefty service charges for), living here is no different from anywhere else in the local area, but my band is 2 higher than it should be!

    I was wondering if anyone else had experience of disputing C.T banding at a private estate?

    ageca89 - how do current/recent sale prices of houses on your estate compare with those of similar houses outside your estate. Also what band are you in.

  • Hi lincroft1710, they are now in-line with properties in the area, though in 2000 when they went on the market they were overpriced. I am in band G (!!) whereas other houses similar to mine outside of teh estate are band E.

    VOA may very well rebuff your assertions, but you must put these facts to them, even a Band F would be worthwhile

  • Can someone please advise on just how the council tax bandings are arrived at? I am in an identical property to my 6 neighbours. They have slightly smaller plots than me and we have what valuation office have classed as a double garage (maybe if they were smart cars but definitely not two small hatchbacks!). The houses were built in 1999 and sold in 2000. The other 6 went for £54500 but ours was the show home and went for £58000. We are band C and all the other houses are band B. The VO have said they are the top end of band B and we are the bottom end of Band C and that's it. Our houses are currently all valued at within £1000 of each other. Any advice please.
