I had a check online and my semi detached cottage is pretty much the same as the one it is joined to other than we have less land and less outbuildings.

They are in a band lower, so are there grounds for asking the question at least? What are the chances of us remaining the same or my neighbours being moved up?

Claire. it is Q2 for 1991, so re-check NW calculator and do bear in mind 1) that the NW HPI is inaccurate and 2) trying to work prices out from a sale 23 years late is not very scientific. But valuation is an art not a science.

A sale in itself will not automatically generate a band review, there has to be an improvement to the dwelling such as your 15 sq metre extension.

The answer to the first question is yes, the answer to the second is that without knowing what sales evidence there is to support either band, no-one knows.

If you improve or extend your home the Council Tax band cannot be increased until after its next sale.

That's true, but the VOA can also decide to carry out a re-banding exercise at any time - see Post 9 of "VOA council tax band possible increase?" (thread 5146274 - it won't let me post a direct link to the thread  )

    Kind Regards

The VOA can re-band a property at at anytime, but they cannot reflect post 1 Apr 1993 improvements carried out by the current owner.

  • Hi its my first time on here. Currently arranging repayment with sherrif officers for £1,300 council tax arrears. Have previously had wage arrestment also. This week ive read lots bout banding etc and believe ive been paying band A when should be paying C or D for the past 20 years. Bought house in 1994 and found valuation from the purchase which was £35,000. Do i have a good case? Im in scotland btw

You appear to have a good case. Suggest get in touch with council stating you are paying too little and they will adjust your band to a higher one:)

In England house prices dropped 30% from 1991 to 1994, so if Scotland was the same, then should be Band C or D.
