  • Unfortunately you are out of time to make a formal appeal by a few weeks. Band D seems too high for a £124K purchase price, but equally Band B seems too low for £159K.

    I have had a letter back stating they will review the Band i am in after completing a form.

  • Hi can someone please help me out here..I have been living on the same housing estate since 1984 ,then bought my own home on the same housing estate in the year 2006...I know for a fact that the houses were approx £32,000 to £35,000 1991 prices ,so based on that knowledge the council tax must be band A... Seems thou all house on my estate are band B, which clearly indicates the prices are valued at £40,000 in year 1991 ,which is false...so based on that knowledge can i lower the council tax from B to A one thing that concerns me is that i have been living in the property for 5 years and mentions on the website........


    Our concern is when they ask for a revaluation of their property the vast majority are told they cannot do so as there is a rule saying they can only appeal if they've been in their properties LESS than six months.

    so is it worth appealing or forget about it and let the government legally
    take my money ?:mad:

    You cannot "appeal" but you can ask the Valuation Office Agency to review your band. You should provide evidence or good reasons to support your request.

  • Hi. We own a 2 bed ground floor flat on a large development, we are in council tax band D and upon further investigation it seems as though our neighbours who own a 3 storey town house are in the same band? Does this sound correct? We paid £157,500 for our flat in Nov 2007.

    Morning all.
    Suddenly finding ourselves a 1 income family follow my husband being made redundant just before Christmas, I am looking at ways to reduce outgoings and am wondering if it's worth my while applying to get our home rebanded.

    Having gone through the checks, the Nationwide valuer has our home as Band C on the 1991 valuation, but we are currently in Band D.
    Our Neighbours on either side are Band C and Band D.
    Now, my real question is this; The neighbours who are Band D have the same size house as ours, but have converted 1 large bedroom in to 2 (turning it from a 3 to a 4 bed house) and it is totally detached.
    The Band C neighbours are in a Semi with a roof conversion.
    We are linked to the Band C home by a garage, making our home essentially a linked detached.
    Has anyone any experience with getting a property like this rebanded??

    It may be correct, it may not be. For CT bands you should compare like with like. However, although it does depend where you live, your purchase price seems low for a Band D, so it is worth asking for a band review.

    The Band D neighbour's conversion may not add much if any value (not everyone wants 4 small bedrooms) and as they have not increased the house's size, it won't affect the band. In any case if this conversion or the Band C neighbour's was done by the current owner and is post 1 Apr 1993, the band cannot be increased.

    Nationwide's HPI is not accurate enough other than to be used as a rough guide, so without knowing the actual 1991 levels of value, your home may or may not be correctly banded. As I often post, where there is no danger of anyone's band being increased, it does no harm to ask for a band review.

    hi, i have moved address several times over the past 10 years, can i claim for a rebate of council tax banding on all of these adresses? any help would be appreiciated.

    No. The current occupier at each address has to ask for a review of the band for that property, or if they have lived at an address for less than 6 months, they can just appeal against the band.

  • Hello fellow MSE's

    I'm preparing to send a letter to the VOA and need a little gudence as to what to put to challenge my council tax band, but I have lived in my house for 2 years and some threads on here say you can only appeal upto 6 months? I know this is probably right, but how have people claimed £1000's for being on the wrong band for only 6 months?!

    My case is that houses opposite and a few doors down are on a lower band than mine, and some of these are 3 beds, where mine is a 2 bed! One of these houses on a lower band has sold since I have lived in my house and is still on a lower band.
