Hi,
Just been on and check a few things.
Check 1) Most of my neighbours are Band B but some are Band A.
Check 2) Valuation puts my property in Band B.
All the houses in our street are 2 bedroom apart from 6, 3 bedromm houses i a street with approx 100 houses.
We are currently Band B so take it this means I am in the correct Band and that some of my neighbours are getting a better deal??

Possibly. If you do ask the Assessor to investigate your band and it is correct, he may increase the Band A houses to Band B. But your band may be wrong, so it's your decision. If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -
I'm having no luck in getting my council tax back. I've provided proof that my property is overvalued by at least 30k (based on a previous sale of my next door neighbours IDENTICLE flat-1 year ago).
Also the flat directly below me (I live on the third floor) is on a band lower!!!!
I was told that because they found similar flats in my area priced at what they estimate it to be, I cant claim based on an overvaluation.
The example postcode they supplied me is similar in size to my flat and in the same band as mine also (Thought I was outta luck), BUT I thought of checking what band each flat was and funnily enough one of the flats were in the lower band also!!!!!
As a result of these findings I wrote back to the VOA and asked them to explain the reason behind the flat below me was in a lower band. The response I had back was that they "can only make the likely assumption, that as their flat is shown to be 7sq meters smaller it is priced lower as a result."
now what they didn't tell me is the size of the property they have. This way I can measure my flat and find out if my neighbours flat size is incorrect on their system or if it is mine.
Does anyone have any ideas on the next step I should take??
(This would be the second time posting this question on here but it appears to have been deleted the first!!!!)
I appreciate all help and will be willing to reward anyone for their help. This will be a claim close to £4500 so if anyone can help me claim it back I'll be willing to give them a percentage.
Thank you

Hello
I'm about to move into my first house with my hubby to be on the 1st of May. We're moving into a two bedroom bungalow which is currently band C for council tax.
However the bungalow has recently had a five bedroom, three bedroom house built in the garden where there once was an apple orchard there's now a three car garage. My garden is quite small and what was a private drive is now access to the house in the garden. I know that council tax depends on the value of a house so what I'd like to know is should mine be lowered? I'd be greatful of any advise

It will depend on whereabouts in the Band C the bungalow was before the new house was built. Losing some of the garden and having a shared drive wouldn't affect the 1991 value that much. Suggest you lodge an appeal when you've moved into the bungalow. If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -
Hi We have been told by the VOA that our house that we have lived in for the past 11 years is being rebanded to a C instead of a D.
The Voa said you will get a letter from your local council stating your refund and a new bill. But today when i checked my bank account there was £335 put in from the council, but we have no letter, and now its bank holiday weekend so i cant find out untill Tuesday as to why it is only this amount, when we have been here for 11 years. ( not that im complaining, but was expecting slightly more) As even one years over payment was £168???
Are they starting to cap how many years you can claim for, or will they pay in installments?0 -
Jules41 - there is a possibility that the council have offset the refund against the 2011/12 CT bill and credited your bank a/c with the remainder. Best to wait until Tuesday and phone them and find what has actually happened. If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

Should I take into account the other buildings in the Neighbour check; the valuation check also puts me in Band A, so would it be worth appealing my band once the sale is complete?
Yes, appeal the band as soon as you have purchased. If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0
