    All greek - probably not!

    Unless the "mansion" is in fact a very large extension of the old bungalow, then what should have happened is that when bungalow demolished it should have been taken out of CT list. Then when mansion built it should have been put in list as new entry with band to match.

    As this appears not to have happened then current band will remain until either a sale or revaluation. Very annoying!

  • Lisa - what construction is your house?

    Its known as Reema Conclad or something like that!! Its basically made out of large concrete sheets. Not attractive but its keeps us dry and warm!! It means that we have few mortgages available to us, houses are cheaper etc..

    Lisa - on the basis of non traditional construction it's definitely worth asking for a lower band.

    thanks - we have done that. I wished I had realised as I would have mentioend the construction in the letter - but all our neighbours houses in the estate are of the same construction anyway. But certainly on the basis that there are larger houses with an extra bedroom that are a band lower than us, I think it was worth asking!

  • I have applied for rebanding. If i am successful , what about the water rates Ihave been paying ? Arent they linked to banding? Can I get them rebated ?Are there any other savings to be made if Im succesful ??
    Thanks for your help ..a great site..wish I had found earlier..i have saved £150 on car ins and £550 on Dual fuel..amazing !!

    According to Nationwides calculator - my house (bought for £74,000 in Q1 2000) was valued at £51,968 in Q1 1990 - This is perilously close to the cut off for band B / C properties
    I am currently forking out for a band C - and have been since 2000
    If I appeal and win - how far back will I get compensated for ?

    Tooler - it's only Scotland where water rates are included with CT payments and I don't know how the system actually works. In Eng and Wales there is no connection between CT bands and water rates. There are usually no other savings with a CT band reduction.

    21Twinkle - as the date of valuation for CT purposes is 1 Apr 91, you should be looking at Q2 1991. Both Halifax and N'wide calculators are inaccurate, the Valuation Office Agency use actual 1991 sales evidence when banding dwellings. Look at bands of other houses of a similar size and type in the neighbourhood.

    If you did get your band reduced, in your case, you would be refunded any overpayment of CT back to the date you first occupied your home.

    Thanks - I have applied anyway - I have nothing to lose
    They can hardly put me up to band D - when I am so close to the C/B cut off point !!
    And the other houses in the road vary between band D and band C but are all different to mine
    Anyway - I await a response from the "valuation people"

    On my water bill from South West Water , it has a column for ..rateable value of property and underneath that it says x232 for water and under that x232 for sewerage...there is another column which then calculates rateable value charge.
    This surely means i pay more for water cos Im in a band E property than my neighbours who are all in band D ?

    Could this be a new area for reclaimation ?
