    Currently band G

    Our property is on a detached self build developement overlooking Milford Haven
    The valuation officer commented on the beautiful views, but quickly stated that they had no bearing on the value of the house for valuation purposes! My claim is based on the fact that a large LNG terminal has been built dirrectly across the river, and Europes largest Gas power station is being built about 1/2 mile to the west. This has meant that it has proved impossible for anyone to sell, ie values have dropped considerably.
    the letter from VOA implies that the locality has not changed and rejected the appeal adding that there is no right of appeal. Has anyone any experience or advice?

    Hi, just got the email from Martin and checked up on Counciol Tax Valuation List - of the 10 properties with my postcode nine are band B and one is band A (3 doors down) although 2 of the properties show as band review pending.

    Is it worth trying to get a review with the above info (I bought my house in 1998 for around £42000 so I can't believe it wouldnt have been under £40000 in 1991.

    Just read Martin's newsletter and went to have a look at one of my previous properties just out of nosiness and noticed my immediate next door neighbour (almost identical house) had their band reduced from C to B in 1993. Am I still entitled to challenge the banding even though I have not actually owned the property since 2001?

    Hi - couldnt see how to make a new thread for this but its about council tax banding. I spent a lot of time informing my Valuation Office of the reasons why we believe we have been overcharged for CT for the last 12 years but they have refused to alter it. They also say we have no right of appeal. I am so annoyed and will have to find out where next.
    Our house is next door to a pub and surrounded by their access drive and car park, we have had some appalling times over this including a boundary dispute that took us 5 years to win. We have been abuses in the street by its customers, threatened, had music and flood lighting, guns and drug abuse all around us, police involvement etc etc also been flooded twice and in the flood plain, also, house was derelict n 1991 not upgraded until sold at auction by the brewery people next door in 1997 - sold for £23500. The pub signs were still fixed to the house for advertising plus their car parks walls adjoined our house, they refused us installation of garden fence until the boundary thing was settled so we had their customersparking right up to our kitchen window! - so - what does that do to the value? - my valuation office charge us in band D always and will not budge - is there anywhere else I can take my complaint now?? - thank you: and to add insult to this the pub are in band C !!
  • How do you historically check the banding for a property that at the time was a new build?

    All the neighbours were also new builds.

    Outside of the estate the houses in the surrounding area, the houses nearest the estate are nothing like the ones on the estate.
  • Hi, In these difficult times, a penny saved is a penny earned, so...would it be possible to get a retrospective council tax revaluation and refund on a property that we left three years ago? The whole time we lived there we felt that the property banding was incorrect - ten years! - and according to your calculator link we were correct. We could have overpaid by several hundreds of pounds over the years. Is there an outside chance or have we completely missed out?

    I am currently Band F (& have owned the house since 1997) but the identical house to me is also Band F so I have failed the Neighbour Test.

    BUT I have got the HM Registry Transfer of Freehold from the builder (Victor Homes) to the previous owner before me dated Sept 1994 and showing the value of the house sale as £118,995.00. This would have been Band E.
    Is this enough solid evidence that I am in the wrong band?

    I have made a small modification to the house (turned an internal garage into a study) so I don't want to end up jeopardising my current banding unless the evidence I have is cast iron.

    Please help am after advice or assistance. Way back in 2007 when the council tax rebranding 1st came up i follwed the steps and saw that a neighbours house was band b and mine was c and put in claim thye said i could not do it and had to go to court to appeal decsion and i just droped it, but was miffed as was sure that i was right and it was wrong band but have just gone on today and done the check again and neighbours house was band b but was changed to a c same as mine shortly after i put in my claim so have lived in house since 1999 and i was in right band c but neighbour haose was band b for years so i should be or they were just getting it cheap for years but that is unfair to me what should i do?

    I hope i have put this in the right place.I have just checked mine and found out i am in band c along with four other houses. another 3 including my next door neighbour is band b it is a row of terraced houses and i am end of terrace can anyone tell me if there has been any success stories in scotland where i come from i have been living here since 1987 and will this make any difference. Thankyou.
