I am in a what I think is a unique situation and not sute what to do. I live in a one-off house, there is no other built like it in the UK, its a 4 bed detached. The rest of the street is over 80 semis all band C rated.
I have cheked the Nationwide web site and it reckons the house was worth £110k in 1991 but were in the band above.
So with no true comparables, and the fact it's been recognised correctly as a higher value house compared to rest of the street is it worth chasing?
-Is it truely a one off or are there similar properties elsewhere that you can compare with?
-If it is a one off I assume you brought it as you appear to have indexed back a value of some sort. Try going onto a sales website such as Zoopla and find properties that sold for a similar amount at the same time. Then see what their bandings are. If they are showing a consistant pattern of lower bands put this evidence to the VOA0 -
Not sure what you mean but my friends house is identical to mine (no extensions or anything).She was banded correctly in band b mine was wrongly banded in c so they changed it when i appealed.United utilities said even though we have been banded wrong it cant change the waterbill as they can only go up not down.0

RV and Council Tax valuations are not the same. If you have a look at this web page it will tell you how RV's work and how to appeal. Hope its of help:

Sorry for delay, thanks for the advice what I can tell you is the properties which were in band F now band E all have the 'Valuation tribunal determination' code against their listings. Also when you view the history it clearly shows the reduction in banding.0

Well that is all in your favour then, jch. If those valuation tribunals were in the last 6 months the VOA is obliged to re-open your appeal. Even if not, you should present this additional evidence to them and remind them, as vivatifosi said in her earlier reply, that they have a duty to maintain the lists as fair and accurate, and if identical properties are in different bands, they are clearly not doing this.
Have a go and see if you can resurrect this one. It sounds like it might be worth it!

Actually... there maybe a chance, if the present occupier makes a claim, assuming they are still in the wrong band, AND they are succsessful in getting a backdated sum, then you are in with a chance.

Hi,
I have received notice that my Band will be changed from B to A. However, the amount that the Council have worked out they owe me is significantly less than the amount I worked out.
I went onto the Caerphilly Council site which shows the Council Tax amounts for each year as far back as 2003. I worked out a difference of £506.50 owed to me from 2003 onwards. The total figure would probably be around £700 in total as I moved in in 2000 and this does not include interest.
But the Council have worked it out that they owe me less than £400!
Maybe my maths isn't up to scratch but is there any way I can get them to double check this figure?0
