I wish my mother didn't watch Martins show last night as she has been on the phone all day asking me to check her banding.

She lives in a 3 bedroom semi, and in 1991, almost all the houses were the same. Now a lot have extensions, loft conversions, conservatories etc etc and have been selling at roughly £145,000. Mums has none of these extras and is still the same basic semi she bought in 1970.

Anyway, having looked at the calculator at a house with no extras that sold in 2004, then in 1991 it is roughly 37k. (Band A)

Yet, if you choose a house up the street that sold in May last year (145k) then it works out to be Band B.

So, as there have been no improvements, can she go ahead and try and get them to reband?

Also, during some of the years between 91 and now, both my parents were out of work and so paid reduced CT for a couple of years. Can she claim back some of the monies she paid at the reduced rate too?

Sorry for all the questions, but shes been chewing my ear off all day and I don't have the answers ... god help me tomorrow ;)
  • Hi,

As the topic says, what can we do to check our council tax banding if we rent from Housing Assoication or Council or private landlords, how can we be sure our Council Tax Banding is correct?

Is there a certain procedure to check this or do we have to request from our Lnadlords the current market prices for the house?

Because I rent a flat that has been recently converted from a 3 floor townhouse with out own front door access.

Look forward to a reply to this as I enjoyed watching the show but no mention on what to do if we rent!

    Thanks, PJ.
  • Hi, can anyone pls help? 9 months ago i purchased an moved into a new home. Immediately i informed the local council of my move and they confirm to receiving my notification. However 9 months have gone by and they havent billed me for council tax. I keep chasing them and asking them to bill me. They still havent. Instead they said that once they have got their act together they will backdate my payments and expect me to pay a lump some. Or even spread out the last 9 months over teh coming months. I feel that this is unfair as it is their fault that they never billed me. Is this legal and fair what they are doing and do I have any rights to refuse these past bills? Any help greatly appreciated.
  • I live in Wales and have been looking into my banding - which according to the information given on moneysavingexpert.com I am in the wrong banding.

When I've investigated this further with my local council in Wales I have found the following banding details on their web site for 1993 and 2005 which is different to the table given on the moneysavingexpert.com site. (Band A only goes up to £30,000 in 1993 where on the posted table Band A goes up to £40,000) It does state on the table on the website England and Scotland but then later it gives contact details for Scotland and Wales so I am a little confused!

Does anyone know if the bandings are different for Wales???

This thread is here to discuss the content of the article on Council Tax Cashback: reduce your band and save £1000s.
However if you have already followed the system, please use report them in the Council tax rebanding successes discussion.

Note from Martin: Thank you to all the contributers to the initial thread, which provided the genisis for the article. Much appreciated.

Ours is a fish farm with a 3 bedroom house !!! office used only by us the owners, and we always have been told that there is an agricultural tie on the property. The fish farm does not have a separate address to the house. We are banded as purely domestic & mixed use property. The farm shop is charged separately as a "business"

How would the council tax be calculated?
  • Hi All

Im in Band C but worked it out that we should be in Band B.We live in a 1 Bedroom Flat.Other Flats in our block and a block next door are 1 bedroom & 2 bedroom & all in Band C does it matter that we are all in Band C?

Should it be that the 2 Bedroom Flats should be in a higher Band than us?

Any Advice would be great,Thank you.

Hi everyone, I'm trying to check my mum's house but am struggling.

It's a hard one to work out as the house is large and distinctive and there's no other property in the area to compare it with really.

    It's a Band E property in a street with 5 A's, 4 B's and a C with most of the nearby street's houses being Band A.

She says that when she has had valuations in the past they've always struggled as it's so distinctive so it's hard to put a price on it now or then (she's lived there for 28 years).

Any advice would be much appreciated.

    Thanks.

    :)

That's right, the banding in Wales is different and much more recent. You can ignore the 1991 figures and go off the recent Welsh bandings. I'd say you are probably in the right band, or even one too low:eek: . Might be worth keeping quiet!
