FTB advice please...

My GF is hoping to get a guarantor mortgage with her father throught the Co-op bank. Having been through everything with them it sounds ideal and my GF and her Dad are really pleased with the terms and rates etc.

The one thing we are confused with is the fact that they have said they won't put anything through until she has found a house and had an offer excepted on it? I know usually it is done the other way round where you start looking at houses after you have an Agreement In Principle with a lender. We have double checked with the Co-op and they said because a guarantor mortgage is specialised and has to be signed off by there underwriters this is how they do there process? Is this the case and more importantly will estate agents look at her unfavourably for putting in an offer on property without having the finance in place or it this ok?

Any advice greatly recieved as we are looking at properties next weekend and obviously don't want to waste ours/anyones time?

Thanks

  • Plenty of people offer without having done any homework on mortgages.

Some EAs are a pain about proving funds in place. But in the current market any sensible vendor would be happy with the position, if explained, I expect.

Ok thanks. I've heard conflicting info from so many different sources so it's hard to know which to believe.

and don't worry, its taking us so long to get this far, we're not treating it like an ipod.
  • I hadn't looked at mortgages until I had an offer accepted. Otherwise wouldn't know the exact amount to borrow!
