Appealed Halifax mortgage decline, what are my chances?

Hi,

I recently applied for a mortgage with Halifax which, after being approved at DIP and full application stage and after a survey was paid for and booked, was declined with no further reasoning.

I believe that some bad credit (2 satisfied defaults) from over 5 years ago has shown up when a deeper search on my credit file was made and they subsequently declined the decision.

I have appealed the decision on the basis that my attitude towards money when I was 22 years old was totally different to my attitude now. My credit file has been immaculate since 2005 with credit card account, bank accounts, a fully paid off loan account and mobile phone accounts all showing me to be a good payer. I also included a letter from my Landlord advising that we have been excellent tenants (in the same property) for the past five years with no late or missed payments.

With the information above can anyone with any experience of the appeals process advise whether we stand a chance or is it simply a "carte blanche" decline if you have defaults? I spoke to a Customer Service Adviser at Halifax who advised that the appeals are taken on an individual case by case basis and that an actual person would read it but what are my chances?

Anyone with experience of the appeals process or with any advice would be greatly appreciated.

Thank you

    Hi Mark

I can't comment on the appeals process with Halifax with regards to your specific situation, but what I can say is that my dealings with them have left me with a very sour taste in the mouth.

I had a mortgage with them for 2 years, which, when I'd taken it out, was specifically 'portable'. When it came last year to trying to port it they would not honour the fact that it was portable, with their justification being that "yes, it is a portable mortgage, but as we know longer offer that mortgage product there is nothing to port it to"!

My advice, therefore, is for you to try to get your mortgage elsewhere. Maybe get a really good Independent Financial Advisor (one that doesn't charge you) and I'm sure they'll sort it out for you.

Hope this helps, I know it doesn't answer your question directly but maybe it's an indication that you should stay away from the Halifax?
