    'Similar' apps could mean anything. Each application is different.

    Can you get another 5% deposit? If so you could have a couple of options.

    If you are not happy with your broker then feel free to move on. Have you paid any up front fees?

    I would not bother with Britannia - they will decline.

    Save the credit search.

    You are going to need the help of a good broker, who can discuss the case in detail with the lenders available.

    We paid a one or payment of £90 upfront, nothing else.

    the whole idea of going to the britannia was due to the fact that my gf parents had there mortgage with britannia and have recently paid it off so were hoping to help in terms of guarantor and help bump up our deposit to the 20/25% mark? is this a possible solution? maybe not necessarily with the britannia but another lender?

    Before doing that, you need to find out the criteria you would need to meet for the lender you are going for.

    Once you know what hoops you have to jump through, you can then look at ways of jumping through, be that via gifts or other means (to meet the lending criteria).

    Ok thanks. I know its hard to say with different lenders and different individual circumstancs but do you know of any that may lean more towards us than others?

    Not really. Kensington is indeed an option. But there may be others as well - smaller building societies.

    Any indication would really need to be done after a full fact find. Without knowing your full situation it is impossible to say.
