    Where did I say "most"? Actually I said "lots". You've also ignored the quantitative survey Directline conducted. And I presented my own experience as an anecdote (as I clearly stated in my post). Whatever you choose to believe, there are indeed lots of landlords without specific insurance cover. As it's not a legal requirement, that's understandable, if not sensible.

    wrong.. - if you have a BTL mortgage product it is a T&C that you have appropriate insurance - ie BTL insurance.........

    that isn't a legal obligation. It's a contractual obligation.

    I wasn't just being pedantic, there is a real difference.

    NDG - i know... i was genuinely thanking you !

    I have signed so many contracts in my time, its easy for me to think of them as "legal obligations" because i never question not doing what they say....
