Mortgage Litigation Problems

I own a 75% share in my property though a housing association. I phoned Santander today and asked if I could borrow more on my mortgage to buy the other 25%. They turned me down as I went into Litigation over 5 years ago which nothing came of as I paid off my debts.
The problem I now have is, if I were to sell the property, would I be able to get a mortgage with another company>
I really don't know what to do, can anyone help?

    Dont know as you dont say what LTV you would want if you buy another property, nor what bad debt was registered and when it was cleared etc. Do you want a 100% mortgage or 80% for example?
