Well, good luck with it. But I would heed Chinkle's advice. Sell up, get the mortgage you need and keep the old place in your memories just how you want it. Don't keep it, walk in the door one day and find your childhood bedroom in a state you wouldn't want to see it in.
Nostalgia is better kept in the past, than dragged into the present.

The main crux is : with a 30k deposit you're looking at 5x income mortgage, which are not available.
I would sell, then you can get a decent rate with an affordable mortgage on the new place. You dont need the worry/strain of a rental property too. Maybe its time to put your old life behind you and set up a new life for your family.0
